September 1st has come and gone and so has another bustling summer rental season. Most tenants interested in renting Boston rentals or landlords still looking for tenants are hurrying to get things settled as soon as possible. But if you didn?t join the giant rush to find a Boston rental this summer could you really be out of luck trying to rent this fall or winter?

While it does seem that the general summer rental season followers the academic calendar, there are plenty of landlords in Boston with tenants that for whatever reason may be moving out after September 1st. People move in and out of Boston on a regular basis for a number of reasons that have nothing to do with school?change of job, change of situation, marriage, etc.

Boston real estate buyers interested in purchasing rental properties may worry that if they purchase after September 1st and don?t already have tenants in place that they?ll miss the boat. This doesn?t seem to be true. With the number of renters in Boston increasing and the available number of units not growing proportionately, it seems that decent rental units still have a great shot of acquiring tenants even after the summer surge. Some Boston rental property buyers prefer to purchase units that already have tenants. While this can be a great situation and may prevent new owners from having to find tenants, you want to be careful that if you find yourself in this situation you have your attorney review existing leases. You may also want to re-vet tenants as well to make sure they?re the type of individuals you wish to rent to.
